Selling Your Home? It Is All About Timing!

Thinking about selling your home in 2019? Wondering when the perfect time may be to start the process?

Firstly, it is important to recognize that the single most important factor in determining the time it takes for a home to sell and whether that home sells for list price, or above, can be solely attributed to the amount of competition in the marketplace.

Canadians prefer to move during the spring or early summer months. A move in January can be challenging, especially if a winter storm rolls in just as your moving truck arrives! The most popular ‘closing’ dates are at month’s end in May and June. If you consider that the majority of real estate transactions have a closing date anywhere between 30 and 90 days after the purchase date, now is actually the time you should consider listing your home. For families, it is easier to sell a home when the children are in school and to schedule their move at the end of the school year.

It is true that springtime in Ontario is a time of rebirth, when winter greys give way to welcome bursts of colour. Gardens are in bloom, the grass is green and many potential sellers feel that this it the right time to list their home. But curb appeal should not be the deciding factor. It is worth noting that more inventory floods the market between April and June. That additional inventory creates competition in the marketplace which may make it more challenging for you to achieve top dollar for your home.

When it comes to selling your home, the first step is to engage the services of an experienced and professional real estate agent, one who will expertly guide you through the selling process, ensuring positive end results.

Whether you are considering selling, buying or leasing a home, regardless of your price point or locale, Alex Irish & Associates invite you to compare us to the competition.

When it comes to selling your home, experience does matter!
